Quality office warehouse sells for $740,000 at Coolum Beach

A PRIVATE investor has snapped up a quality office warehouse on the Sunshine Coast for $740,000 at Unit 1, 92 Link Crescent, Coolum Beach.

The 491sq m* property was sold as vacant possession but the investor has since lined up Ultra Tune as a tenant ready to move in.

The asset was marketed and sold by RayWhite Commercial Noosa and Sunshine Coast Property Consultants Matt Marenko and Louisa Blennerhassett.

Mr Marenko said the fact Ultra Tune, an Australian-owned franchise with over 275 centres has agreed to take over the tenancy, was testament to the opportunity on offer.

“Ultra Tune had been looking for a site to open a new franchise in the region and they could see the exceptional opportunity in the estate,” he said.

“With the property being at the front of the development of three units, it offered great exposure for signage and access for parking.

“Ultra Tune will be converting the office area into a high-tech waiting area for customers who wish to wait while their works are carried out.

“Being one of the closest industrial estates to Sunshine Coast Airport, Coolum’s precinct is expected to see strong growth in the coming years, with the opening of the new runway for a broader reach to logistics and tourism.”

Ms Blennerhassett said the office warehouse came equipped with a number of amenities that appealed to potential buyers.

“As well as the 100sq m* air-con fitted office that will be converted, the asset also had the opportunity to come with a crane, racking and has that all-important street frontage,” she said.

“This is a high clearance warehouse of around 6.5 metres and also has three-phase power and LED lighting.

“To complement, the property also has a container high roller door and the on-site parking is a real bonus.”
