Maroochydore Jetty Leasehold Sold
A Maroochy River jetty leasehold site and business at Maroochydore on the Sunshine Coast has changed hands in a deal struck by Ray White Commercial Noosa & Sunshine Coast North.
The sale of Lot 6 Bradman Avenue, Maroochydore, to a local owner-occupier by John Petralia of Ray White Commercial Noosa & Sunshine Coast North follows the sale by Mr Petralia of Jetty 17 at Noosaville, and the nearby Pelican Boat Hire Business.
John Petralia said this is the third commercial river leasehold sale he has completed in the last 12 months.
“After the sale of Pelican Boat Hire and Jetty 17 on the Noosa River, I expanded my sites to the Maroochy River to now secure the sale of the only commercial jetty on that river,” he said.
“Although these are different bodies of water they are still held under the same 30-year leasehold agreement with the Department of Environment and Resource Management.
“Unlike Pelican Boat Hire and Jetty 17, the Bradman Ave site includes a 98 person cruise boat ‘The Blue Lagoon’. This vessel offers tours to locals and tourists and is also available for charter.”
John Petralia said the Bradman Ave freehold was offered for sale by a local business owner and it attracted strong interest from a diverse range of buyers and a sale price of circa $350,000.
“There were interstate people looking to move to the area, other tourist operators and local business people,” he said.
“The new owners are a partnership of two local business families who are planning on expanding the current offering and tying the location into another local business, which they control.”
John Petralia said one of the keys to selling a property with a business is the ability to understand you are dealing with two distinct assets and being able to clearly explain the intricacies of both to potential buyers.
“These jetty’s have a ‘lifestyle premium’ attached to them and are valued differently to a traditional commercial property and business,” he said.
