Major Sunshine Coast industrial land release

BUSINESSES have the chance to snap up a piece of the newest industrial land release in the Sunshine Coast as Lots 1-49, 521 Chevallum Road, Chevallum are now available.

The park includes 49 lots with sizes ranging from 1,500sq m* to 5,168sq m* allowing for construction of freestanding buildings or smaller strata titled units.

The assets are marketed by the Ray White Commercial Noosa and Sunshine Coast North quartet Matt Marenko, David C Smith, Paul Forrest and Paul Butler.

Mr Marenko said with limited larger format sites in and around the Maroochydore CBD, sale prices from $265psqm* would really appeal to buyers.

“We’re seeing strong interest for businesses needing a central location to the Sunshine Coast and no other land release can offer this,” he said.

“Other business parks have strict building covenants which means many businesses cannot build a structure suitable for their business. At Chevallum, these covenants don’t apply, giving flexibility back to the business.

“Chevallum will be the logistical hub of the Sunshine Coast, being only 15* minutes to the new Maroochydore CBD, 20* minutes to Caloundra, 30* minutes to Noosa and 18* minutes to Sunshine Coast Airport.”

Mr Smith said the large 18,200sq m* property had been secured by a multi-national logistics company, endorsing the central location of the site.

“There is 65 per cent allowable site coverage and a building height of up to 12 metres (STCA), ideal for high clearance storage and logistics,” he said.

Mr Forrest said there was no requirement to construct Bioretention Basin, allowing for better site coverage.

“There’s also no developer supplied building covenants or construction timelines, providing flexibility for design and construction,” he said.

Mr Butler said builders were ready to go, allowing for design and construct opportunities for both sale and lease.

“With NBN connections to the estate and 20-metre-wide roads with full B-Double truck access throughout the park, these opportunities will appeal to various businesses,” he said.
