A high profile piece of Noosaville’s tightly held waterfront commercial real estate sold under the hammer on Friday, capping off a sensational month for Ray White Commercial Noosa & Sunshine Coast North.
Agents Tracey Ryan and Dave Brinkley achieved three exceptional auction results this month, with each property well contested and delivering excellent returns for the vendors.
“In one of the quietest times of the year and with an election pending and other uncertainty, Ray White Commercial Noosa & Sunshine Coast North has sold three very diverse properties under auction conditions,” Tracey said.
NOOSAVILLE AUCTION EXCEEDS EXPECTATIONS
Friday’s auction saw adjoining professional Suites 3 & 4 at 253 Gympie Terrace Noosaville offered to the market together. The offices are two of only four units in a well-maintained complex with stunning water views and a favourable north aspect.
The combined properties sold for $1,750,000, exceeding the vendor’s expectations. The successful buyers secured the property against multiple bidders and several post-auction buyers who were onsite with cheque books in hand.
POMONA CBD BLOCKS ATTRACT KEEN BIDDERS
In a town where commercial land is held tightly and seldom changes hands, it is not surprising there was keen bidding at auction on Friday 11 March for two Pomona CBD blocks.
Lots 1 and 2 at 4 Memorial Avenue comprised 409 sqm total area, with the building only for sale. A local butcher and fruit and vegetable store are long-term tenants that enjoy strong community support.
There were four registered bidders, with two bidders slugging it out to reach the final sale price of $825,000.
RARE TEWANTIN COMMERCIAL LAND GOES TO LOCAL DEVELOPER
Two of the last available parcels of land in Tewantin CBD were sold prior to auction. Located at 23 and 25 Sidoni Street, the neighbouring blocks presented the opportunity to secure strategically located development sites.
With business centre zoning, the sites offered a wide range of potential uses, including retail, commercial or residential. A local developer purchased the properties for $2,900,000.
Reflecting on a successful month, agent Tracey Ryan said a combination of print and digital marketing strategies to reach prospective buyers ensured maximum interest for each property.
“The inquiry was from serious commercial investors and developers with long term commercial experience on the Sunshine Coast. The sales were in line with or exceeded market expectations,” Tracey said.
“There are a number of investors and developers still keen to pursue other opportunities as they arise so please get in touch with the team if you have a commercial property you’re interested in selling.”
